Project Spotlight: Transforming an Historic Bungalow

Our experienced Facility Solutions team expertly managed the full refurbishment of this historic Bungalow in Te Horo Otaki, overseeing both internal and external works. After decades without significant updates, the project required careful planning and execution to preserve the Bungalow's timeless charm while upgrading it to meet modern standards and regulations. From structural improvements to aesthetic enhancements, we worked to create a space that balances the Bungalow original character with contemporary functionality.

Thanks to our client Darroch QV, we had the opportunity to take on this project. 

Interior Renovations

The interior of this Bungalow underwent a complete transformation, blending modern practicality with the preservation of its original charm. The new flooring was carefully selected to enhance both durability and aesthetics, striking a balance between maintaining the Bungalow’s character and creating a functional space for a working environment.

Key Renovation Highlights:

General Upgrades:

  • Repaired cracks in the foundation wall.
  • Supplied and installed a new hot water cylinder.
  • Installed new piping as required to subfloor.
  • Supplied and installed a super tub and fittings in laundry room
  • Supply and install new curtains
  • Repaired and upgraded the metre board and internal wiring to meet compliance.
  • Supply and install a new hot water cylinder.
  • Rewiring and connections throughout
  • Final interior clean and pre-clean, including an exterior house wash.
  • Supply and install smoke and household alarm
  • Subfloor insulation and moisture barrier
  • Interior painting to ceilings, walls and trim

Kitchen Overhaul:

  • Removed all dated and worn cabinetry.
  • Repositioned the kitchen sink and oven to the opposite wall.
  • Rebuilt and installed new benches and cupboards.
  • Supplied and installed a new oven/rangehood extraction
  • Remedial work to flooring and skirting and trim prior to installation of new vinyl
  • Full repaint
  • Supplied and installed 2mm domestic vinyl with underlay. 

Heating:

  • Decommissioned and capped two fireplaces.
  • Installation of two heat pumps

Water System:

  • Reconfigure storm water tanks and piping and feed to house
  • Supply and installation of a new house water pump to connect to the existing pipework.
  • Establish auxiliary outlets 
  • Decommission header tanks

Bathroom and Ensuite:

  • Supplied and installed new vanities in the main bathroom and ensuite of Bedroom 1 including new tapware
  • Full re-decoration to bathroom

This extensive renovation has transformed the interior into a functional, safe, and aesthetically pleasing space, well-suited to the needs of a modern working environment.

Exterior Renovations

Externally, the Bungalow received a full refresh, including structural repairs and improvements to the roofing and exterior walls. Our team worked meticulously to ensure the building was weather-tight and compliant with current regulations, all while maintaining its historical integrity. Fresh coats of paint and landscaping enhancements have revitalised the property, creating a quality space.

A full gutter clean was completed to remove the build up of vegetation in the gutters and spouting. Fresh look of the outside deck overlooking the pool and paddock.   Gutter and downpipe repairs including the Installation of custom flashings. 

  • Cut trees clear of power cables, house and driveway access
  • Trim trees, shrubs and yard work around house and pool
  • Remove shrubs and growth from around auxiliary sheds
  • Remedial work to exterior cladding
  • Form and extend driveway including gravel
  • Water blast and repair decking
  • Full exterior paint including roof
